What does adjusted Rewards mean?

Hi All, Im pretty new to Tezos. I am looking to delegate to some POS projects, and Tezos is one of them. However, I still do not understand what the adjusted rewards means for my payouts? 1. Why is it important, is a high adjusted rewards a pro or a con for a project? 2. How does that impact my rewards? Edit: 3. Is Real Yield the same as Adjusted Rewards? I don't seem to find any technical explanation in any website relation to the adjusted rewards% I hope you guys can ELI5 my on this subject. Thank you!
